Doral is largely newer construction, and that changes what goes wrong. There is very little cast iron out here and almost no galvanized supply, so the failures that dominate the older parts of the county simply do not apply.
What replaces them is subtler, and easier to get wrong by assuming a newer house needs nothing.
What is actually in the walls
Mostly CPVC and PEX, with modern PVC waste. Both are good materials with specific failure modes.
CPVC becomes brittle with age and with UV exposure, and when it fails it fails at fittings rather than in the middle of a run. Where a property has had one fitting let go, the others are the same age and have lived the same life.
PEX is generally well-behaved. What fails is the crimp, and a crimp fails because of how it was made rather than because of time.
Waste runs in newer construction fail for installation reasons, not material reasons — a run laid without consistent fall, a belly where the bedding settled, or debris left in the line during construction. A drain that has been slow since the day you moved in is an installation problem, not a usage problem, and clearing it repeatedly will not change that.
The twelve-year problem
A house built in the mid-2010s is now at the age where its first generation of consumables reaches the end of its life, all at once:
- Flexible connectors and angle stops under every sink and toilet
- The water heater, especially in Miami-Dade’s hard water
- Mixer cartridges and shower valves
- Washing machine hoses, which are the single most common cause of a big water loss in a newer home
None of these is expensive individually. All of them are much cheaper replaced on a planned visit than replaced at two in the morning.
Hard water
Worth naming because it is the local factor that actually costs money out here. Scale shortens water heater life, furs up aerators and shower heads, and seizes the valves nobody touches until they need them. An annual water heater flush and a check of the shut-offs is the whole of the preventive program, and it works.

Is the water harder out here?
