A great deal of Coral Gables housing stock predates the war, and that is the single most useful fact about plumbing here. Mediterranean Revival houses built in the 1920s were plumbed to 1920s standards, with materials that have now been in the walls for a century.
What is usually in there
Galvanized supply. Plenty of it is still in service. It corrodes from the inside, narrowing steadily over decades. The characteristic symptom is not a leak — it is pressure that has dropped everywhere, so gradually that nobody noticed, until someone opens a second faucet and the shower dies. Discoloured water on first draw is the other tell.
Original cast-iron waste. Same story as the Beach, with the added complication that a lot of it runs under slab or under original floors that nobody wants to open twice.
Services routed in ways no modern drawing would suggest. Extensions, conversions and eighty years of alterations mean the pipework is where somebody once found it convenient, not where a plan would put it. On a period house, finding out what is actually there comes before quoting.
Mature planting and laterals
Coral Gables is heavily planted, and established trees find cracked clay and failing cast iron in the lateral and grow into it. A main line that drains slowly and then clears itself is worth investigating while it is still a slow drain, not once it is a backup.
Finish matters more here
This is the practical difference between working on a Gables house and working on a newer property.
Work in a period property is judged on how it looks when it is done. Original tile, plaster, terrazzo and joinery are not things you match at a builders’ merchant, and “we will make good” means something more demanding here than closing plain drywall.
So we plan the route before cutting, open the fewest accesses that allow the work to be done properly, and quote making good as part of the job rather than as somebody else’s problem. Where a finish genuinely cannot be matched, we say so before starting rather than after.
Anything affecting the facade or visible exterior is worth checking against the city’s review requirements early — that is a conversation to have at planning stage, not mid-job.
