Key Biscayne has two constraints nowhere else in Miami-Dade has in quite the same combination: the salt, and the causeway.
Salt gets everything exposed
The island is surrounded by water, and anything metal that sees outside air shows it.
Hose bibs and outdoor showers seize and corrode faster than anywhere inland. Water heater housings in garages and exterior closets go from the outside in. Exterior pipework, brackets, fixings and access panel screws all age visibly quicker. On the coast-facing side it is more pronounced again.
What this does not affect much is interior supply pipework, which lives in a controlled environment. So the corrosion picture here is specific: the pipes are usually fine, the things holding them and the things exposed to the air are not.
That has a practical consequence. Fixings that were adequate on the mainland are not adequate here, and stainless or properly rated fixings are worth the difference on anything outside. We use them as standard rather than as an upgrade.
Sitting low
The island is low-lying, and ground-floor properties have less margin than their mainland equivalents when a drainage system is carrying water from outside as well as inside.
It is worth knowing, before you need to, which fixture in your property is the lowest — because that is where a backup will show first. In a two-story house it is usually a ground-floor shower or a floor drain; in a condo it can be a neighbor’s.
