A drain that runs slowly is telling you something. A clogged drain has already told you, and you did not listen. Neither is usually a one-off.
What is actually clogging it
Kitchen lines block with fat. It leaves the sink liquid and cools into a solid coating a few feet along the run. Over years the effective diameter halves.
Bathroom lines block with hair and soap, almost always within reach of the trap or the first bend.
Older cast-iron waste blocks because the pipe itself has scaled down. Decades of use leave a rough internal deposit that catches everything passing through. This is common across Miami Beach, Coral Gables and the older streets of Coconut Grove and North Miami, and it is the single most frequent cause of “this drain keeps blocking” in properties built before the 1970s.
Main lines and laterals block with root intrusion. Mature planting finds cracked clay and failing cast iron and grows into it. Coconut Grove and Pinecrest, with their established trees, see this more than most.
New-build lines block because of installation faults — a run laid without fall, a belly where the bedding settled, or debris left in the line during construction.
The signs, before it backs up

How we work
Clear it, then find out why. Anyone can clear a blockage. The job is knowing whether you have just bought six weeks or six years.
Match the method to the pipe. Cast iron that has thinned from the inside does not want aggressive mechanical clearing; a modern PVC run will take it comfortably. Getting that wrong turns a blocked pipe into a broken one.
Inspect when it repeats. If a line has blocked before, we look inside it. That is what tells you whether the answer is a clean, a spot repair, or replacing the run — and it stops you paying for the biggest option on a hunch.
Leave it clean. Drain work is dirty. Floors get protected, the area gets cleaned down, and the mess leaves with us.
What it involves
For a single slow fixture: clearing the trap and the immediate run, checking the fall, and confirming it drains properly under load rather than at a trickle.
For a repeating blockage: clearing, then inspecting the line to find the cause, and giving you an honest picture of what the pipework actually is.
For a main line or stack: establishing whether the problem is one obstruction or a failing run, and coordinating with building management where the stack is shared. In a condo that conversation matters — a blockage in a shared stack is rarely one unit’s problem, and treating it as such wastes everybody’s money.

What not to do first
Chemical drain cleaners. In older cast-iron waste they generate heat against pipework that is already thinning from the inside, and they rarely reach a blockage further down the run. They also leave the line unpleasant and unsafe to work on afterwards — if you have used one, tell us, because it changes how we open it up.
A coat hanger. It scratches the trap, pushes the blockage further in, and occasionally punches through a plastic waste.
Running more water to force it through. If the line is blocked, adding water adds volume to whatever eventually comes back out, usually onto a floor.
Ignoring a gurgle. A fixture that gurgles when another one drains is venting through a restriction. It is the cheapest moment this problem will ever have.
What affects the cost
- Where the blockage is. A trap is minutes. A main line forty feet out is not.
- Access. A cleanout that exists and can be reached is the cheapest version of this job. No cleanout means making one.
- Pipe material and condition. Sound PVC is straightforward. Thin cast iron needs a gentler, slower approach.
- Whether it repeats. A first-time blockage is a clear. A fourth one is a diagnosis.
- Building coordination. Shared stacks bring notice periods, management approval and booked access with them.

Why does the same drain keep blocking?
Because the blockage is a symptom. A line that blocks repeatedly usually has a cause — scaled cast iron, a belly in the run, root intrusion, or a fitting that was never laid to fall. Clearing it again without looking is the expensive way to do this.

Can you tell what is wrong without digging?
Usually. Where a line blocks repeatedly we inspect it rather than guess — that tells you whether you are looking at a clean, a repair or a replacement, before anybody quotes for the largest of the three.
My whole ground floor backs up at once. What does that mean?
Multiple fixtures backing up together points at the main line or the stack rather than any one fixture. Stop using water in the property and get it looked at — continuing to run water makes the mess worse, not better.
