The cost of a plumbing sub is rarely the quoted price. It is the clash that got buried, the rough-in that landed an inch and a half off, the inspection that was called before it was ready, and the week the next trade lost.

What we do

Underground and slab. Sleeves, stub-ups and below-slab waste set out from the drawings and shot in before the pour.

Rough-in. Supply, waste and vent, stacks and risers, set out so that trim-out lands where the tile and the cabinetry expect it.

Top-out. Stacks and vents completed through the roof, systems ready for the test.

Trim-out. Fixtures, valves, trim and appliance connections, set and tested.

Inspection readiness. Pressure and air tests held, work presented the way an inspector wants to see it, and the stage called only when it is genuinely ready.

Handover. Final test, as-built notes on anything that moved, and the area left clean.

We read the set before the crew arrives and flag clashes while they are still cheap to fix — a duct through a vent run costs an afternoon before the pour and a week after it.

We work to your schedule and we tell you early if something threatens it. A trade that goes quiet and then misses a date costs you more than one that says so on the Tuesday.

Inspection readiness

A failed inspection is never just a failed inspection. It is the re-inspection fee, the days between, and every trade who was scheduled on the assumption that it passed.

So tests are held before the stage is called, and the work is presented the way an inspector expects to find it — accessible, identifiable, and finished rather than nearly finished. Licensed plumbing work is carried out by a licensed Florida contractor, Lic. #CFC1433820, and the work is to Florida Building Code. British standards of finish and procedure; the code that applies here.

What you are actually buying

The cheapest plumbing bid on a project is frequently the most expensive line in the final account, and it rarely shows up as plumbing. It shows up as the week the tile setter lost, the ceiling that came down to chase a clash that should have been caught at rough-in, and the inspection that was called twice.

What we are offering is the opposite of that, and it is mostly unglamorous: read the set, set out accurately, flag problems while they are cheap, test properly, call the stage when it is ready, and say something the moment a date is at risk.

Will you read the drawings before you price?

Can you hold a schedule?
