Short-term rentals do not fail on big things. They fail on a blocked shower drain, a toilet that runs all night, a bulb gone in the one lamp that matters, and a door that will not lock properly.
None of those is a big job. All of them turn into a review, and a review is permanent.
Why plumbers are the right trade for this
Most of what goes wrong in a short-let between guests is plumbing or one step away from it. Drains take a beating from guests who do not know the property. Water pressure complaints are usually an aerator. A running toilet is a fill valve. A smell in a bathroom that nobody uses is a dry trap.
Sending a plumber who can also clear the handyman list means the problem gets fixed on the visit that found it, rather than on a second visit next week with a guest in between.
What a turnover visit covers
We work from your list, and we will tell you what we would add to it:
Drains. Run every one under load. A shower that drains slowly today backs up on Saturday.
Water pressure and temperature. Check the mixers, clear the aerators, confirm the hot water recovers. Guests notice this more than almost anything.
Toilets. Running, rocking, slow refill, loose seat. The most complained-about fixture in any rental.
Under every sink. The cabinet is where a leak shows first and where nobody looks.
Water heater. A quick check. In Miami-Dade’s hard water, scale is what kills them, and a unit that fails mid-stay is a cancelled booking.
Seals and grout. Around tubs and showers, where guest use accelerates everything.
Doors, locks and keyboxes. The single most stressful failure for a guest arriving at midnight.
Fixings. Towel rails, hooks, shower rails, blinds — the things guests pull on.
Whatever guests have reported. Send us the messages. Guest complaints are the best maintenance list there is.
Working to the clock
Turnovers run against a window, not a calendar. Tell us:
- Checkout and check-in times
- The access arrangement — lockbox, concierge, building management, your cleaner
- Whether the building restricts working hours or requires notice
Then we work inside it. Where a building needs a certificate of insurance or a booked service elevator — common across Miami Beach, Brickell and Sunny Isles — that gets arranged in advance rather than discovered at the door.
The report
After each visit you get a written note: what was checked, what was found, what was done, and what needs attention before it becomes urgent. Written so you can forward it to a co-host or an owner without rewriting it.
That record also matters when something is disputed. “The drain was clear on the 14th” is a different conversation from “I think we checked it.”
Between visits

What guests actually complain about
After enough turnovers you stop guessing. In rough order of how often it appears in a message to a host:
- Hot water. Either not enough of it or it ran out. Usually a scaled water heater, occasionally a mixer that has drifted.
- Shower drainage. Standing water around the feet. Almost always the trap, and almost always preventable.
- A running toilet. Quiet all day, deafening at 2am in a one-bedroom.
- Water pressure. Nearly always an aerator, not the building.
- A smell. A dry trap in a bathroom or a laundry nobody used between guests.
- The door. A lock that needs lifting, a keybox that jams, a handle that has worked loose.
None of these is expensive. All of them are the difference between five stars and four, and four stars in a competitive market is a pricing problem.
What affects the cost
- How many properties, and how close together.
- How long the window is. A tight turnover needs more people, not more hours.
- What is on the list, and how much is found each visit.
- Building access. Insurance certificates, booked elevators and restricted hours take time.
- How often. A weekly rhythm costs less per visit than an occasional call-out.

Can you work inside a turnover window?
That is the point. Tell us the checkout and check-in times and the access arrangement, and we work inside them. A maintenance visit that overruns into a guest arrival is worse than no visit.
What do you check?
Whatever you put on the list, plus the things that actually go wrong between guests: drains, water pressure, running toilets, leaks under sinks, door locks and keyboxes, and anything a guest has reported.
Can you deal with something a guest reports mid-stay?
Often, yes, and it is the same conversation as an emergency: tell us what it is, ideally with a photo, and we will be straight about whether we can get there before checkout.
Do you coordinate with my cleaner?
Yes, and it usually works better that way. Cleaners see problems first. If yours can flag things to us directly, most of them get fixed on the next visit rather than after a review.
