Working to a turnover window
Turnovers run against a clock, and the clock is not ours. Give us the window and the access arrangement — a keybox, a cleaner already on site, building management, a concierge — and the visit happens inside it.
Where a job genuinely will not fit the window, we say so at the quote rather than at the door. A host who knows on Tuesday that a repair needs three hours can move a booking. A host who finds out on Friday afternoon cannot.
Why this works better with a plumber
Most of what fails between guests is plumbing, or one step from it.
Send a general handyman and you get a list of things that are wrong. Send a licensed plumber — Lic. #CFC1433820 — and the problem gets fixed on the visit that found it, not on a second visit next week with a guest in between.
That is the whole economic argument for doing it this way. The second visit costs more than the first repair did, and the guest who stayed in between wrote the review.
Hard water, and what it does to a listing
South Florida water is hard, and short-term rentals feel it faster than homes do because everything runs more.
Scale builds in shower heads and reduces the pressure a guest notices immediately. It stiffens faucet cartridges until they drip. It shortens the life of a water heater, which in a rental fails as a cold shower at seven in the morning on the last day of a stay.
None of it is dramatic and all of it is predictable, which makes it exactly the kind of thing worth catching on a scheduled visit rather than discovering through a review.

Can you work inside a changeover window?
That is how these jobs are scheduled. Give us the window and the access arrangement and the visit happens inside it. What we will not do is agree to a window we cannot hold — if the job genuinely needs longer than the gap between guests, you need to know that while you can still move a booking, not on the day.
What actually goes wrong between guests?
Nearly always plumbing or one step from it. Running toilets, slow drains, a leak under a sink, weak shower pressure from a scaled head, sealant gone black, a faucet that has started dripping. Short-term guests generate the wear of months in days, because everything gets used hard by people with no reason to be gentle.
Do you check against my own list?
Yes. Send the list you already use and we will work to it, and add the plumbing checks that are easy to miss — under every sink, water pressure at each outlet, every toilet for a running fill valve, drains running freely. You get back what was checked, what was found and what was done.
Can you fix it on the same visit?
Usually, and that is the main argument for sending a plumber rather than a cleaner with a checklist. Most turnover faults are small plumbing faults. A plumber finds them and fixes them on the visit that found them, instead of booking a second visit with a guest in between.
A guest has reported something mid-stay. Can you attend with someone in the property?
Yes, with the guest's agreement and a time they have accepted. Tell us what they reported and we will tell you honestly whether it needs someone now or whether it can wait for the changeover — a slow drain usually can, water where it should not be cannot.
