Downtown Miami is older than the skyline suggests. Alongside the newest towers sits a core of office and civic buildings from the 1960s, 70s and 80s, and a steady number of them are no longer offices. They are apartments now — converted floor by floor, with kitchens and bathrooms dropped into plans that were drawn for desks, copiers and a washroom at the end of a corridor.
That conversion is where most of our work here comes from, and it is a different problem from the one a purpose-built residential tower has.
The apartment is new and the stack is not. A conversion renews what you can see. Behind it, the vertical waste stack is frequently the original cast iron, sized for a floor of offices rather than for thirty kitchens and thirty bathrooms. Cast iron of that age in this climate has usually lost wall thickness from the inside out, and the first symptom is almost never dramatic — a basin that empties slowly, a gurgle in a shower when a neighbor runs a machine.
Venting is what conversions get wrong. Offices needed very little of it. Apartments need a great deal. When floors were converted in sequence by different contractors, vents were extended, capped and re-run piecemeal, and the result is a building where some stacks breathe properly and some do not. The smell that returns in August, the trap that empties for no reason, the slow drain that clears and comes back — those are vent symptoms far more often than blockage symptoms.
Commercial below, residential above. Ground floors downtown are shops, counters and kitchens, and they frequently share drainage with the homes stacked over them. Grease from a unit you have never been inside can be the reason your line is slow. It also means access: the thing that needs opening may be behind a business that cannot close during trading.
Responsibility is a real question here, not a technicality. In a converted building the line between what the association owns and what you own is often less obvious than the declaration makes it sound, because the conversion moved things. We document what we find and where it sits, with photographs, before anyone gets into a conversation about who pays. That evidence is worth more than an opinion, and it is the part most people do not have when they need it.
Scheduling downtown works the way it does in any managed building: expect to need notice, a certificate of insurance and a booked elevator, and expect that nobody turns a riser off at short notice. We run that alongside the work rather than after it.

Both, and they fail differently. The new work inside your walls is usually fine. What reaches you is the shared stack behind it, which is original, and a beautiful new bathroom tied into a tired stack still backs up. Knowing which one you are dealing with decides whether this is your bill or the association's.
Why does a smell come back every summer?
Usually a dry trap or a vent problem, and in an older converted building it is often a vent that was capped during the conversion and never properly re-run. It gets worse in heat because evaporation empties traps faster. It is findable, and it is not something you live with.
There is a shop below my apartment. Does that change anything?
It can change everything. Ground-floor commercial and the residential above it often share waste, and a kitchen downstairs puts grease into a line your bathroom also uses. If there is food below you, say so on the first call — it changes where we look first.
