Sunny Isles Beach is mostly new, mostly tall and entirely oceanfront, which produces a very specific plumbing profile: young pipework, strict buildings, and an unusually aggressive environment just outside the glass.
The pipework is not the problem
In towers of this age the supply and waste are modern, correctly installed and have decades of life left. What needs attention is everything bolted to the ends of it.
Mixer cartridges and shower valves are the most common in-unit job, and they fail by degrees rather than suddenly — a shower that has become fussy about temperature has a cartridge problem, not a building problem.
Flexible connectors and angle stops from the original fit-out reach their age together, the same cohort effect as Aventura, just a decade or two behind.
Appliance connections — particularly washing machines and ice makers — are the most common cause of a significant water loss in a modern unit.
Fixtures chosen for a show unit rather than for daily use. Replacing them is routine work, and the only thing worth checking first is what the building allows.
Pressure and fixture choice
Worth knowing before buying anything.
Pressure at your unit is whatever the building delivers at your floor, and high floors are lower in the stack. A rain head needs volume, not just pressure, and a showroom demonstration tells you very little about how it will behave on the thirtieth floor.
Some buildings deliver high pressure instead, and a fixture not rated for it fails early at the cartridge. Either way, tell us the building and we will tell you what is realistic before the money is spent.
Salt, on the outside
Everything facing the ocean weathers faster. Balcony hose bibs, exterior fittings, access panel hardware and anything metal in an unconditioned space age visibly quicker here than a mile inland. We use properly rated fixings on anything exposed rather than treating it as an upgrade.
Building access is the real constraint
These are managed buildings with rules, and the rules decide the schedule. Certificate of insurance naming the association, advance notice, booked service elevator, restricted working hours, sometimes an escort.
None of that is difficult when it is arranged in advance — which is why we ask which building you are in before quoting. It is more useful than the description of the fault.
