A great deal of Aventura went up within a couple of decades of each other, and that single fact explains most of what we do here.
Buildings age together
When a tower is fitted out in one go, every unit gets the same components on the same day. Thirty or forty years later, those components reach the end of their service life on roughly the same schedule.
So the failures here arrive in cohorts rather than at random. When one unit’s angle stops seize or a flexible connector lets go, the neighbors are not unlucky — they are next. Building managers in Aventura tend to know this pattern well, because they see the same repair move through a building floor by floor.
The components in question are the cheapest things in the property:
- Angle stops under sinks and toilets, which have not been turned since handover and seize when somebody finally tries
- Flexible supply connectors, which fail without warning and usually while nobody is home
- Mixer cartridges and shower valves, which fail gradually and get lived with
- Water heaters, which in hard water reach their age sooner than the label suggests
- Toilet fill valves and the seal under the pan
None of these is expensive to replace deliberately. All of them are expensive to replace after the fact, because the cost is never the part — it is the water.
The case for doing it early
This is the one neighborhood where we routinely suggest replacing things that have not failed.
A supply connector costs very little and takes minutes on a planned visit. The same connector failing at 3am on the fourteenth floor is a claim, a damaged unit below, an association conversation, and weeks of drying and making good.
If your building has started seeing these failures, that is the signal.
High-rise access
The Brickell rules apply here too: notice, a certificate of insurance naming the association, a booked service elevator, and often restricted working hours. That access cost is mostly fixed per visit, which is why owners with more than one unit in a building should have them done together.

My neighbor had a leak and now I am worried. Am I right to be?
Probably, and it is the most sensible question anyone in an Aventura tower asks us. If your building fitted out in one go, your angle stops and connectors are the same age and have carried the same water. One failing is information about the others.
Is it worth replacing connectors that have not failed yet?
On a unit of that age, usually yes. They are among the cheapest parts in the property and among the most expensive to have fail — a supply connector letting go while nobody is home is a claim, not a repair.
I own two units in the same building. Can you do both at once?
Yes, and it costs considerably less. Most of the cost of a high-rise visit is access — the insurance certificate, the booked elevator, the notice period. Doing two units on one visit pays for that once.
