Repairs booked against a deadline cost more. Repairs booked after a deduction has been proposed are a negotiation, not a repair.

Walls and fixings
- Every hole from a shelf, bracket, mirror, TV mount or hook filled
- Filler sanded flat and touched in with matching paint — unpainted filler reads as damage
- Wall plugs removed, not pushed in
- Scuffs where furniture sat touched in
Bathrooms and kitchen
- Sealant around bath, shower and countertops renewed if black or peeling
- Grout cleaned or renewed where discoloured
- Every drain runs freely under load
- No dripping faucets or mixers
- No running toilets — listen after flushing
- Toilet does not rock
- Under every sink: dry, no staining, no drips at the trap
Doors, windows and hardware
- Every door closes and latches properly
- Handles and locks tight and working
- Door closers not slamming
- Window catches and locks working
- Blinds and curtain tracks operating fully
Everything else
- All bulbs working
- Smoke and CO alarm batteries replaced
- Extractor fans running
- Any keys, fobs and remotes accounted for
Before the walkthrough
- Get a written note of what was repaired, item by item
- Take dated photographs of the finished property
- Bring the check-in report to the walkthrough
